DOM may provide us additional insight about the house and we way want to take advantage of it. For example, if a house has been on market for a while, it may make sense to call the listing agent and ask why. It might be a good time to advise you to make a lower price offer. But if the market is so hot, we need to understand how flexible you can be in terms of budget. I may suggest you to put a strong offer before the review date, sometime even before most people see it. If the offer is strong enough, the seller might accept the offer, cancel the open house, and you can avoid a multiple offer bidding war.

Schedule Inspection

We highly recommend doing inspection if possible

Inspecting the physical condition of a house is an important part of the home-buying process and should be included in your purchase contract as a condition of closing the sale. One or more professional inspectors should look for defects or malfunctions in the building's structure, systems, and physical components, such as the roof, plumbing, electrical and heating/cooling systems, floor surfaces and paint, windows and doors, and foundation, and detect pest infestations or dry rot and similar damage. The inspector should also examine the land around the house for issues concerning grading, drainage, retaining walls, and plants affecting the house.
Even if the seller provides you an inspection report, it's best not to rely on this alone. The seller may have chosen an inspector who's not known for rooting out problems..

For home sellers, even in a market with next to nothing for sale, timing is everything. Listing your home on a certain day — and even a certain time of day — may make it sell faster and for more money.
